Overview: Four Critical Phases

The Renters' Rights Act 2025 introduces major changes to landlord obligations, effective from 1 May 2026. This checklist is organised into four key phases:

Phase 1: Now in effect

Complete these actions immediately if you haven't already.

Phase 1 is now in force. If you have any outstanding Section 21 notices served before 1 May 2026, they may still be valid if the notice period hasn't expired. For any new possession actions, you must now use the new grounds under Section 8. Act immediately if you haven't already.

Phase 2: By 31 May 2026

Phase 3: From 1 May 2026 — New Tenancies
